It is a property where some combination of condition, insurance, title, compliance, valuation, finance or borrower circumstances means a conventional lender will not accept the transaction on ordinary terms. This is not a buy cheap and get rich course. It is an operator's system for handling complex property, where the advantage comes from solving documented problems better than an ordinary purchaser.
